The Florida Tax Break Too Many Homeowners Leave on the Table

Florida will cut up to $50,000 off your home's taxable value — every single year. But only if you file for it. And an alarming number of homeowners never do.
Here's the deal. The Florida Homestead Exemption knocks up to $50,000 off the assessed value of your primary residence before property taxes are calculated. On a typical South Florida tax bill, that's hundreds — sometimes over a thousand — dollars back in your pocket annually. For doing paperwork once.
But the exemption is only half the story. The real power move is the Save Our Homes cap: once you're homesteaded, your assessed value can't rise more than 3% a year — no matter how hot the market gets. In a market like ours, where values can jump double digits, that cap is a financial shield that compounds year after year.
Moving? Portability lets you transfer up to $500,000 of that accumulated tax savings to your next Florida home. Your tax break moves with you.
Two catches: it has to be your primary residence as of January 1, and you must file by March 1. Miss the deadline, miss the savings.
Buyers: file the week you close. Don't leave a year of savings behind.
Sellers: a long-homesteaded home with years of capped assessments is a selling point — show your buyers the tax numbers.
Bottom line:
this is the easiest money in Florida real estate, and it goes to whoever files the form.
